Schedule of Values

also called SOV

A Schedule of Values (SOV) is a line-item breakdown of the contract price across the major work components. The contractor uses the SOV to bill the owner progressively as each line item is completed.

AIA Document G703 is the most common SOV template. Each row lists a scheduled value (the dollar amount allocated to that work), the percent and dollar amount completed to date, and the balance to finish.

A good SOV front-loads neither too much nor too little. Over-loading early items (mobilization, site prep) helps cash flow but invites owner pushback; under-loading hurts the contractor's cash flow on long jobs.

Match SOV line items to your estimating workbook structure so progress billings flow naturally from your bid. Most large GCs require SOVs broken out by CSI division.
